SUMMARY
Bering Straits Development Company, a subsidiary of **MEMBERS ONLY**SIGN UP NOW***. is seeking a qualified individual to perform the duties of Maintenance and Service Forman. 
Responsibilities include daily management and supervision of service/maintenance crews and residential/commercial properties.  Respond to and assess customer calls for service, maintenance and or other requests for assistance or other maintenance issues.  Provide oversight of commercial and apartment rental properties.  Plan and Direct daily, weekly maintenance work activities with labor crews.  Determine appropriate levels of staff/crews.
ESSENTIAL DUTIES & RESPONSIBILITIES

Recruit, select, orient, train, coach, counsel, promote, discipline staff
Monitor, evaluate and appraise job results and work productivity and proficiency
Plan and direct daily, weekly, monthly maintenance and service activities including prioritizing work assignments and schedules
Plan and prepare daily, weekly and/or monthly staff toolbox meetings
Perform daily and or weekly safety and organizational meetings with the work crew
Provide educational and training opportunities for advancement
Plan, direct, and oversee office staff relating to commercial and residential rental properties
Review and prepare quotes for maintenance services as they are requested
Other duties as assigned
QUALIFICATIONS - EXPERIENCE, EDUCATION AND CERTIFICATION

Required (Minimum) Qualifications
3-5 years’ experience with personnel management and maintenance/service contracts
Basic skills with computers and other office equipment in addition to equipment on occasion.
Strong communication skills
Experience overseeing work and crew schedules
Clear understanding of service, maintenance processes from start to finish (planning to completion)
Good leadership skills and ability to work with crew and other support staff
Knowledge, Skills, Abilities, and Other Characteristics
Ability to communicate effectively and work with a variety of people including, but not limited to: work crew, the public, government employees and other contractors as needed.
Preferred
Knowledge of most construction trades
Knowledge of building maintenance and preventive maintenance
Ability to use computer scheduling software

A maintenance and service foreman will typically work indoors in an office setting, with occasional work in the field, during inclement weather from extreme cold, windy and wet, to summer seasonal dry and warm weather.
WORK ENVIRONMENT
Work Environment characteristics described here are representative of those that must be borne by an employee to successfully perform the essential functions of this job. 
Job is performed in an office setting with exposure to computer screens and requires extensive use of a computer, keyboard, mouse and multi-line telephone system. The work described herein is primarily a modern office setting. Occasional travel may be required. A maintenance and service foreman will typically work indoors in an office setting, with occasional work in the field, during inclement weather from extreme cold, windy and wet, to summer seasonal dry and warm weather.
SUPERVISORY RESPONSIBILITIES
Foremen will be responsible for supervision of all service/maintenance crews and other support, administrative or office staff.
ADDITIONAL QUALIFYING FACTORS
As a condition of employment, may be required to pass a pre-employment drug screening, as well as have acceptable reference and background check results to obtain access to military base. Must have reliable transportation to/from work a necessity and must be able to obtain access to military installations.
