Duties: Reviews and advises **MEMBERS ONLY**SIGN UP NOW***. on required notices and lease agreement changes to ensure compliance with local laws. Supports the Property Management teams in navigating legal matters related to Landlord/Tenant issues up to and including representing **MEMBERS ONLY**SIGN UP NOW***. to residents and their attorneys. As required, manages outside counsel in order to ensure local compliance or when escalating state specific legal matters. Trains Property Management teams on legal issues and how to handle different situations. Reviews or prepares corporate policies. Ensure up to date and current requirements (PQ & other legal). Reviews and negotiates all contracts and commercial leases under $5MM in value; collaborate with outside counsel on larger contracts. Negotiation of purchase and sale, lender, and vendor contracts. Oversee housing and business licenses agreements to ensures they are in compliance. Trains staff on legal issues and how to handle different situations. As necessary advises the Director of Operations with legal questions and policies. Addresses claims and partners with external counsel as needed. Prepares all discovery for claims. Where appropriate, acts as primary negotiator for claims. Attends depositions in representation of **MEMBERS ONLY**SIGN UP NOW***.. Responsible for developing and administering risk management programs to ensure compliance with regulations and legislation, and to minimize risk and reduce costs and losses. Acts as first point of contact and liaison on behalf of **MEMBERS ONLY**SIGN UP NOW***. for all claims insurance adjustors and their respective attorneys. Oversees all insurance related matters. Develop risk management strategies. Acts as legal consultant to the HR department on employee relations issues. Acts as first point of contact with outside counsel on employment legal issues. Works closely with HR Director on Workers Compensation matters including risk management, settlements, and claims and strategy.
