A law firm seeks a mid-level land use and zoning associate to join its Commercial Real Estate Practice in Fredericksburg, Virginia. The role involves handling complex land use, entitlements, rezonings, and related regulatory and transactional matters. This position offers the opportunity to work closely with clients and colleagues on a variety of transactions, including acquisition, leasing, development, financing, and zoning matters.

Duties

• Draft, review, and negotiate sale and purchase agreements, commercial leases, and development-related agreements.
• Conduct due diligence efforts such as title and survey reviews.
• Advise clients on land use, zoning, and entitlement matters under Virginia law.
• Prepare and pursue applications for rezonings, conditional use permits, and other land use approvals.
• Represent clients before planning commissions and zoning appeals boards.
• Negotiate with local government staff and community stakeholders.
• Coordinate with engineers, planners, and other technical experts.

Requirements

• Admission to practice in Virginia.
• Strong writing and analytical skills.
• Excellent communication abilities and a collaborative mindset.

Education

• Juris Doctor (JD) degree.

Certifications

• Licensed to practice law in Virginia.
