RESPONSIBILITIES
Performs a variety of unskilled and semi-skilled maintenance and minor projects in buildings and structures to include (but not limited to), foundations, sidings, roofing, framing and plumbing.
Performs corrective and preventive maintenance on all facilities
Repairs roofing systems by replacing shingles, chalking and flashing
Repairs drywall by mudding and spackling
Replaces trim, molding and casings
Repairs doors, locks and jams
Troubleshoots and make plumbing repairs
Completes minor projects
Uses manual and power tools to accomplish tasks
Applies paints and sealers to keep appearance optimal
Assists with general clean up, including bush and tree trimming or removal, edging, painting (curbs/parking spaces) and sign/fence maintenance
Assists in the safe and secure movement and storage of property
Assists in the repair roadways including smoothing non-paved surfaces and filling potholes
Replaces air filters regularly
Must be willing to operate Company vehicle
Other duties as assigned
QUALIFICATIONS
High School Diploma required
Five years of professional experience in maintenance and/or construction required
Must have a valid Driver's License and a clear driving record for the last three years
Effective oral and written communication skills with all levels of the organization
Strong organizational skills with the ability to manage time and multiple priorities to completion
Problem solving skills with an analytical thought process
Ability to adapt to a rapidly changing environment

WORKING CONDITIONS
Frequent work outside and in inclement weather conditions is required, including heat, cold and humidity. May be exposed to fumes or airborne particles, toxic or caustic chemicals and vibration. Must wear Personal Protective Equipment as required by established Company Safety Standards. Normal work hours are Monday-Friday 7:00 am to 4:00 pm, however some extended or weekend hours may be required.
PHYSICAL REQUIREMENTS
Must be able to lift and carry awkward items weighing up to 80 lbs. Requires intermittent standing, walking, sitting, squatting, stretching and bending throughout the workday. Requires constant use of hands and fingers to feel, handle or operate objects, tools, or controls, and reach with hands and arms. Specific vision required by this job includes close vision, distance vision, peripheral vision, color vision, and the ability to adjust focus.
