The candidate will provide legal advice on various aspects of residential real estate, with a focus on single-family rental landlord/tenant issues. Provide legal support on property management and field operations issues, including lease violations, landlord/tenant issues, code enforcement, title & lien encumbrances, eviction/squatters/leasing fraud situations, and environmental issues (mold, radon, contamination abatement). Provide counsel on claims and litigation against the company (e.g., habitability, security deposit, title), including management of outside counsel, as appropriate, advising field personnel on dispute resolution, and coordination with insurance providers regarding claims resolution. Draft, review, and analyze a variety of property management documents, including property management agreements, leases, addendums, vendor contracts, and other standard agreements relating to the leasing and management of single-family rental properties. Partner with Property Management team to improve tools and resources for residential operations, eviction management, code and HOA violation resolution, and claim management. Develop and deliver efficient and effective legal compliance training for operations personnel. Assist in developing and maintaining policies and procedures for rental operations. Monitor developments in applicable landlord/tenant and real estate laws, including multi-state research surveys regarding various aspects of real property and landlord/tenant law and analyze the operational impact of same. Provide legal advice on the management of HOA risks impacting single-family rental properties. Assist in developing and maintaining corporate compliance tasks. Support the property management team and the legal & compliance team on new projects, business initiatives and partnership opportunities to enable the company to scale rapidly.
